Job Purpose: Rents calculation, payment process, ensure accuracy and timely settlement. Providing proper data information for P&L analysis and sufficient risk control over deposit fund and VAT fapiao collection.

 Key Accountabilities
 (What needs to be done-tasks/activities)
- To maintain and update financial terms of lease contracts in NC system on time
 - To accurately provide all the lease payment request form as well as supporting documents and process all the payment requests in P2P on time 
 - To calculate and accrue turnover rents and send periodical sales reports to landlords.
- To collection of rents deposit, rents invoices, and other rents related finance documentations  
 - To closely work with property team and store partners on lease payment, VAT invoices collection and other related issue
 - To ensure compliance to company policies, legal and statutory requirements.
 - To prepare lease relevant accounting vouchers in accounting system during monthly closing.
 - To complete the reconciliation of rents related balance sheet accounts monthly.
 - To act as a backup, assist and perform other accounting tasks as company/management and changing business environment may require to perform
 - To complete other ad-hoc jobs assigned by line manager.

 Experience/Knowledge  Skills/Competencies
 Essential:
• College Degree or above
• Microsoft software (i.e. word, excel)
• AP experienced in accounting
• Good communication Skills 
Essential:
• Excellent communication skills with an ability 
• Logical approach to work and attention to detail is necessary whilst accuracy and honesty are paramount.
• Self motivated in order to reach specific timescales and deadlines.
• Good team player - working within an interactive team.
Desirable:
• Excellent Excel skills
• Sound knowledge of retail business
• ERP system understanding
