To ensure that all Sheraton Hotel polices & procedures are followed and implemented accordingly 2 To ensure that all local and national statutory regulations pertaining to engineering practices and related codes, as well as employment practices are adhered and compliance. 3. To ensure compliance and implementation of the following Sheraton engineering programs : - Fire life & safety preventive maintenance program - Health & environment protection program - M & E system & building preventive maintenance program - Maintenance request ( Work Order ) program - Ken Fix It program - Danger tag program - Energy conservation program 4. To ensure effective communication between the management and the department and to provide a professional, advisory and executive support service to the General manager to assist in formulating strategic goals and plan. 5. To establish contact and good rapport with local authorities; fire bureau, health & hygiene, environment protection, AV control, gas supply, steam supply, electricity, water supply, labor bureau etc. 6. To establish and maintain good working relation with local contractors who will provide repair and maintenance service especially during emergency breakdown of the system. 7. To determine and maintain organizational structure, job descriptions and standards & procedures for the department and to update and review annually. 8. To recruit, institute and develop training programs for all associates. 9. To develop and maintain key personnel. 10. To facilitate and promote multitasking among associates. 11. To supervise, evaluate associates performance. 12. To implement appropriate management practices that promotes associates motivation and communication. 13. To prepare and manage a cost effective operating budget to cover cost of all maintenance, utilities within the financial parameters set down by the hotel budget. 14. Made recommendation to management a special capital budget to include all changes, replacement and upgrade of equipment required. 15. To monitor, control and track all operating expenses and analyses budget variations and made remedial action. 16. To develop, implement and maintain work order system to address routine repairs. Work order procedures developed must address requesting work, reporting work, recording, assignment planning, scheduling, execution, follow up, cost center accounting, communication / feedback of work done and historical record keeping. 17. To develop, implement and maintain a preventive maintenance program on all systems, plants, public spaces and various architectural features. Program to ensure operation of property is safe, effective and efficient. 18. To maintain up to date records on preventive maintenance programs pertaining to all systems, plants and equipment. 19. To maintain proper purchase order tracking and control procedures. 20. To maintain a spare parts, materials and supplies inventory control system so as to allow for procurement of parts with adequate lead times with adequate minimum inventory stock levels to minimum down time and economical prices. Items must be administered and controlled to allow for proper requisition, procurement, receipts, issuance, and returns. All items to be accounted for in budget control procedures. 21. To develop, implement and maintain energy conservation, tracking program so as to minimum utility expenses. 22. To ensure all engineering associates completely understand the operation of the fire & life safety, emergency procedures. 23. To regularly review and renegotiate as necessary all outside service contracts in areas of responsibility. 24. To maintain and update all property records technical drawings, manuals, administrative files, etc. 25. To ensure a high degree of moral and motivation among all associates and to conduct in an exemplary manner. To promote cordial relations, teamwork spirit and cooperation with all other department. 26. To conduct orientation to new associate. 27. To perform other tasks and duties as assigned by management. Requirements 1. Good knowledge of the installation, operation and maintenance and repair of M & E systems in hospitality industry. 2. Well verge with the local engineering codes of practices pertaining to hospitality industry. 3. General knowledge of management and written / oral communication skill. |
