Pre-opening Stage 开业前阶段

• Establish pre-opening technical team and monitor approved pre-opening engineering budget

• Regularly meet with Owner’s Projects Manager, Consultants, IFS Property Management, WHM Management and other related site staffs to monitor site progress, workmanship and the product compliance of Niccolo Brand Standards

• Prepare and issue weekly site progress report to document progress, material quality & workmanship

• Provide technical support to General Manager and other pre-opening teams such as Housekeeping, Restaurants, Bars & Events (RB&E), Security, etc.

• Travel for once or twice to current Niccolo Hotels (Chengdu, Chongqing or Changsha) for benchmarking observation and on-site training by current Niccolo DOE’s

• Prepare and issue Punch List /Defects List of all areas at handover, monitor progress & workmanship of defects rectification

• Collect all Handover Document including final approval plans, as-built drawings, T&C Reports, certificates of equipment, O&M Manuals, etc.

• Assist to obtain Hotel Operating License and other Engineering /Environmental protection related licenses or certificates

• Organize training sessions of all engineering related equipment provided by vendors

• Maintain an updated contact list for all local authorities; fire bureau, health & hygiene, environment protection, broadcasting & TV, gas supply, heating supply, Power plant, water supply, labor bureau etc. to deal with regular operations as well as emergencies

• Develop, implement and maintain a preventive maintenance program on all systems, plants, public spaces and various architectural features. Program to ensure operation of property is safe, effective and efficient

• 定期与业主方的项目经理、顾问、物业管理方、九龙仓酒店管理公司以及其他相关现场办公人员监控现场进度、工艺和尼依格罗品牌标准的产品符合性。

• 编制并发布每周现场进度报告，以记录进度、材料质量和工艺。

• 为总经理和其他开业前团队，如客房部、餐飲部、保安部提供技术支持。

• 前往尼依格罗酒店(成都、重庆或长沙)一次或两次进行基准观察，并由现有工程总监作现场培训。

• 准备并发布移交时所有区域的竣工查核事项表/缺陷清单，监控缺陷纠正的进度和工艺。

• 收集所有移交文件，包括最终批准计划、竣工图、完工后检则报告、设备证书、运行及维护手册等。

• 协助取得酒店经营许可证和其他与工程/环境保护相关的许可证或证书。

• 组织供应商提供的所有工程相关设备的培训课程。

• 与所有地方当局（消防局、卫生保健局、环境保护局、广播电视局、燃气供应局、暖气供应局、发电厂、供水局、劳动局等）保存更新的联系人名单，以处理常规操作和紧急情况。

• 发展和建立酒店各大机电系统，公共区域和各种建筑设施的维护计划。保证酒店高效安全运行。

Post-opening 开业后

• Ensure that all group policies & procedures are followed and implemented accordingly

• Ensure that all local and national statutory regulations pertaining to engineering practices and related codes, as well as employment practices are adhered and compliance

• Ensure effective communication between the management and the department and to provide a professional, advisory and executive support service to the General Manager to assist in formulating strategic goals and plan

• Establish contact and good rapport with local authorities; fire bureau, health & hygiene, environment protection, broadcasting & TV, gas supply, heating supply, Power plant, water supply, labor bureau etc.

• Establish and maintain good working relation with local contractors who will provide repair and maintenance service especially during emergency breakdown of the system

• Prepare and manage a cost effective operating budget to cover cost of all maintenance, utilities within the financial parameters set down by the hotel budget

• Make recommendation to management a special capital budget to include all changes, replacement and upgrade of equipment required

• Develop, implement and maintain energy conservation, tracking program so as to minimum utility expenses

• 与当地的权威执法部门如：消防局、卫生防疫站、环保局、广播电视局、煤气公司、供暖公司、电业局、自来水公司、劳动局保持良好关系。

• 与当地设备维修承包公司保持和建立良好关系，特别是在发生紧急情况时，能够得到技术支援。解决工程问题和对系统缺陷提供建议及解决方案。

• 按照酒店工程预算合理准备和管理实际工程和设备维修运行的费用。

• 在进行固定资产预算时，向管理层提出建议包括改进，更换和对设备进行升级。

• 发展和建立节能和跟进计划，以便降低运行成本。

Qualifications 任职要求

Higher Diploma or degree holder in Building Services, Mechanical Engineering or Electrical Engineering or equivalent
Min 20 years working experience in hotel engineering or technical support, Pre-opening DOE experience, preferably for international hotel chains, is a must
Good Microsoft Office skills, AutoCAD knowledge a plus
Good communication skill, patient and can work under pressure
工程专业專科或本科毕业。
至少20年酒店工程或技术支持工作经验，必须曾担任开业前工程部总监职位，最好具有国际连锁酒店的相关经验。
良好的Microsoft Office技能，有AutoCAD知识者优先。
良好的沟通技巧、耐心、能承受工作压力。
