1.    Ensure the proper operation of hotelelectromechanical equipment, and reachthe standard of the preventive maintenance, solve the breakdown timely
酒店机电设备正常运行，保养到位，出现故障及时尽能解决     
2.    Be responsible for the repair and maintain alltelephones, CCTV,fire-fighting, satellite TV and sound system.
负责检修和维护好电话、监控、消防、卫星电视及音响系统。
3.    Ensure the proper operation of the power supply、 heat supply, cold air supply and water supply and drainage, fire system.
确保供电、供热、供冷、给排水及消防系统运作正常
4.    Be responsible for all the painting jobs inpassages, lift lobby,stores, guestrooms, and lanes within hotel area.
负责酒店大楼各通道、电梯厅、仓库、客房及酒店范围内车道上路面标志之油漆工作。
5.    Responsible for all the furniture in the hotel andmake wooden decoration, wooden articles and office furniture according to theneeds of all departments.
负责修理酒店大楼内一切家具，并根据各部门需要，制造木制装饰品、木器或办公室家具。
6.    Carry out the preventive maintenance on schedule.
确保例行保养检查落实并实施
7.    Ensure effective handling when having anelectricity suspension and other emergencyduties may be assigned.
确保紧急停电时有效处理,并参加紧急召唤
8.    Ensure the safe and reliable operation of allelectrical devices and the lifts.
确保电气装置及电梯安全可靠运行
9.    Ensure the cooling storage and refrigerators in the kitchens reach standardtemperature.
确保厨房冷库、冰柜达到标准温度
10.  Ensurethe cleaning and good electrical control of the chiller room and AHU rooms.
保证所有空调机房和新风机房清洁及电气控制良好
11.  Checkthe public area, the temperature and the humidity rate of guest room. Propercontrol of air-conditioner system
巡视公共区域、客房温度湿度，有效控制好空调系统
12.  Maintainthe operation of the air-outlet system, including the air exhausting ofbathroom and kitchen, as well as the condition of belt
空调系统的送排风系统运行正常，包括卫生间、厨房的排风，皮带的松紧
13.  Necessarilymaintain mechanicalequipment such asthe water pump, fire pump and pipe braceand so on. 
对生活水泵、消防水泵以及机械设备，管道支架等基础设备进行必要维护
14.  Regularcheck the water outlet and grease separationtank of the hotel area, supervisethe contractor with the regular dredge it timely if necessary.
定期巡视各区域的地漏排水口及隔油池，监督管理外单位及时修复疏通
15.  Dailycheck the equipments in laundry and kitchen, follow-up with the repair.Supervise the contractor with the maintenance.
每天巡视检查洗衣房及厨房设备，及时跟进维修（或监督维保单位及时修复）
16.  Dailycheck to the equipment floor. Report to supervisor if any problem concerning potential dangerous element  is spotted
对设备楼层做到每天巡视，发现安全隐患做到及时向上级反应、汇总、分析和解决
17.  Carryout the preventive maintenance schedule according to Building Maintenance Engineer / Building Maintenance Supervisor’ instructions; meanwhile check the result.
按照楼宇设备工程师/楼宇设备主管的指示，执行预防保养工作，并检查保养结果
18.  Carry out the supervisor’s responsibilitywhen he is not available, accomplish the job with team member and solve theemergency
上级主管休假时，主动承担主管的工作，带领小组员工完成计划内工作或突发事件处理
19.  AssistBuilding MaintenanceSupervisor with daily assigned work, make full use of our associates.
协助楼宇设备主管完成每天的工作分派，合理充分运用人手
Managementwork需要管理的内容为：
1.    Follow-up the Maintenance Request of other departments
跟进各部门的工单
2.    Reasonable control of standby materials, ensure thesupply of repair material.
合理控制好补仓材料，确保维修材料的正常供应
3.    Carrying out the energy control plan.
执行能源控制计划
4.    Improve associates’ operation skill, cooperate withcolleague to carry out the daily 15 minutes training and professional trainingconcerning emergency problem.
提高员工的技术水平，做好每天早晨15分钟培训工作，并在工作上遇见实际问题也能做到及时有效的专业培训
5.    Urge engineers to accomplish their preventive and maintenance plan
督促技术员完成PM的维保计划
6.    Assign daily routine job to technicians
分派技术员完成小组每日例行工作计划
7.    Other duties may be assigned when there areemergence situationin the hotel.
当酒店发生紧急情况时响应工程部的召唤
8.    Other jobs may be assigned according to theinstructions of Building MaintenanceEngineer and  Building Maintenance Supervisor
根据楼宇设备工程师及楼宇设备主管的指示执行其他工作
