一、职位概述 / Position Summary
长期派驻东南亚指定国家，全权负责当地酒店项目全流程拓展，独立完成项目挖掘、投资测算、商务谈判、签约落地；维护业主、投资人、房地产开发商等资源，持续挖掘复投与多店拓展机会。在指定海外市场拓展酒店管理及物业租赁业务机会，主导项目信息挖掘、可行性分析、谈判签约全流程。维护业主及投资人关系，推动复购复投。（长期外派海外）
Identify and develop hotel management and property leasing opportunities in designated overseas markets. Lead end-to-end project development from sourcing and feasibility analysis to negotiation and contract signing. Maintain relationships with owners and investors to drive repeat investment. (Long-term overseas assignment.)Long-term stationed in designated Southeast Asian countries, take full charge of the full-cycle development of local hotel projects. Independently complete project sourcing, investment return calculation, business negotiation and contract signing. Maintain resources including property owners, investors and real estate developers, and continuously explore opportunities for repeated investment and multi-store expansion.

任职要求 / Requirements
3年以上酒店 / 地产行业商务开发经验，有成功签约案例优先  3+ years of hotel or real estate BD experience; proven track record of successful signings preferred
有出海经历或留学背景，熟悉东南亚市场优先  Overseas living/study experience preferred; familiarity with Southeast Asian markets a plus
熟悉酒店行业、物业及地块全流程交易规则熟悉酒店业及物业 / 地块交易流程   Familiar with hotel industry, property and land transaction procedures
Familiar with hotel industry and property/land transaction processes
中文及英文流利，可胜任双语业务沟通；小语种加分  Fluent in Chinese and English for bilingual business communication; additional languages a bonus
较强谈判沟通能力，能独立完成业主接洽至最终签约全流程  Strong negotiation and communication skills; capable of independent outreach to signing
可独立编制项目可行性方案，自主完成项目投资回报测算具备基础财务分析能力，能独立完成投资回报测算  Able to independently compile project feasibility plans and complete project ROI calculation
Basic financial analysis capability; able to independently complete ROI calculations
抗压能力强，适应海外工作节奏与高频出差  Ability to work under pressure; adaptable to overseas work pace and frequent travel
本地资源丰富者（业主 / 政府 / 开发商关系）优先考虑  Strong local networks (owners, government, developers) a strong advantage

泰国 / Thailand曼谷（Bangkok）及周边城市Bangkok and surrounding cities

常驻上述城市之一，频发出差及配合总部出差安排。Base location in one of the above cities; frequent regional and HQ travel required.
