Assist the Chief Engineer tocarry out his responsibility for the maintenance and repair of the hotelbuilding, grounds, and contents, and for the efficient and safe operation ofall plant and equipment and replace him during his absence and to be on callfor any problems which occur after normal working hours.
协助总工程师完成如下工作:维护保养酒店建筑,室外地面和设施设备,确保酒店机房和设备安全有效的运转。在总工休假期间代替总工工作并在非工作时间能够随时能被找到解决出现的问题。
1. Ensures thateffective control and productivity are maintained, whilst using every means toincrease productivity and reduce costs. Periodically assists in reviewing themanning figures, keeping a balance between under and overstuffing so that all teammembers are fully occupied during their hours on duty, whilst preventingexcessive use of overtime or contractors. Completes annual PersonnelPerformance Evaluations and salary recommendations.
确保有效的工作控制和保持高效率,用各种办法提高效率和降低费用。定期检查人员编制,保持适当的编制以便所有员工在工作时间内满负荷工作,同时减少员工的加班和使用外部承包商。完成员工的年度评估和工资建议。
2. Supervises theimplementation of an effective Trouble Report system together with other day today works of general maintenance and repair to ensure that the building, itscontents and its surroundings are at all times in first-class conditionthroughout. Identifies and arranges for all work necessary to maintain thishigh standard whether mechanical, electrical or civil, to be completed in goodtime.
指导和监督实施有效的重大问题报告制度以及日常的维保工作,确保建筑物、设施和周边环境一直处在非常好的状态。在适当的时间安排对机械、电气和装饰维保,使它们处于良好的工作状态。
3. Draws uppreventative maintenance schedules for every item of mechanical and electricalplant or equipment, including that of other departments such as Laundry,Kitchen, Swimming pool, etc. as well as major plant such as chillers, boilers,cooling towers, air handling units and fans, pumps, automatic control systems,etc.. Incorporates these schedules into the development of a comprehensivepreventative maintenance scheme; directs and supervises the work of hisassistants and his team and outside contractors in its continuousimplementation.
起草每个设备有完整的计划维保时间,包括其他部门如洗衣房,厨房,游泳池等。还包括电梯、制冷机、锅炉、冷却塔、风柜和风扇、泵、自控系统等。把这些维保计划综合为完整的维保计划。指导和监督员工和外部承包商的工作。
4. Ensures that allitems of plant and equipment are operated in a safe and efficient manner,during the periods required, in accordance with good Engineering practice.Closely monitors the effects of servicing and maintenance on their conditionwherever possible by means of engineering log, instrument test readings andmaintenance record sheet.
确保所有机房和设备安全有效的运转。密切关注维保的效果,通过工程部运转日志,仪器测试读数和维保记录。
5. Arranges and negotiatesprices for all manufacturers’ / agents’ service contracts in accordance withthe requirements of the relevant policy. Coordinates and supervises the work ofservice contractors to ensure that the terms of all such contracts for majorplant and systems designated as critical are fully implemented.
按照有关政策与维保服务商商谈报价。协调和监督服务商的工作,确保能按合同的条款认真实施。
6. For all worksinvolving outside contractors or consultants, draws up relevant specificationsand assesses the quotations obtained by the Purchasing Manager. Confers withsuccessful contractor and follows up closely to ensure that all works arecompleted in accordance with and adhere to company, local and regional healthand safety at work criteria and within the required period.
涉及到外部承包商的所有工程,起草具体的要求并对采购部经理提供的报价进行评估。与中标的承包商商谈并跟踪确保所有工作能够完成,而且符合公司,当地和区域性健康和安全标准。
7. Prepare lists ofspare parts and materials required for the continued correct functioning of allitems of plant and equipment, ensuring that an adequate stock is maintainedthereafter. Organizes and supervises the work of the Engineering Storekeeper,in implementing an efficient stores/ inventory control.
准备所需的备品备件清单,确保有充足的库存。组织和检查工程部库管的工作,实施有效的库存管理。
8. Assesses thelong-term requirements of the hotel, including overhaul / rehabilitationprograms or renewal / replacement works, etc.. Advises the Chief Engineeraccordingly and draws up comprehensive 4 or 5 year plans. Acts as ProjectManager in due course liaise closely with other department heads concerned,where necessary.
对酒店的设备大修,重新购买等作出长期评估。建议总工程师并起草4到5年的计划。如有必要,充当项目经理的角色与其他部门经理联络。
9. Studies andarranges for the implementation of all relevant H.I. policies and procedures,and allied directives, in particular those relating to fire and life safety,energy control and management, and budget preparation and control.
负责有关消防和生命安全,能源控制和管理的政策和程序的实施。同时准备预算和进行控制。
10. Completes and provides all regular reports andstatistics required by Chief Engineer. Maintains an efficient record / filingsystem as necessary in his own office.
完成并提供总工程师所需的所有日常报告和报表。副总工办公室要保持有效的记录/档案系统。
11. Maintains contact with local authorities such asFire Brigade, Electricity Supply Company, Water Supply Authority, Gas Company,City Building and Health Inspectors, etc., to ensure that all requirements arebeing complied with and that assistance or advice will be readily availablewhenever required.
保持与消防部门,供电部门,供水部门,城管和防疫部门等联系,确保所有要求备案,一旦需要,并应有一些具有支持性的建议。
12. Has frequentmeetings with other Department Heads to review the current performance of theirequipment and in the case of the Purchasing Manager to review the currentstatus of all Purchase Requests and Orders, particularly those relating toimportations, and ensure that all items are being progressed as necessary.
和其他部门经理经常开会来回顾各部门设备的运转状况,和采购经理讨论采购单的进展以确保工程部的采购物品能及时到货,特别是进口物品。
13. Recommends andorganizes where necessary the training and development of any member of thedepartment with potential for advancement, either in-house or with anotherhotel, or with outside firms. Recommend where necessary the transferring,promotion, discipline or dismissal of team members.
如有必要建议和组织有发展潜力的员工在酒店内部交叉培训或到其他酒店、外部机构培训。建议员工的调动,提升,处分或开除。
14. Makes frequentinspection tours, to check condition of building and equipment, and to monitorwork progress generally.
对酒店建筑、设备经常性检查,监督工作的进展情况。
15. With theassistance of the Human Resource Manager and Chief Engineer, select theEngineers for employment within the department.
在人事部经理和总工程师的协助下,招聘本部门的员工。
16. The management reserves the right tochange / extend this job description if necessary at any point of time duringher / his employment.
如有必要,该部门有权更改或补充该职位描述。
17. Carries out any other reasonable duties andresponsibilities as assigned.
