1.KEY RESPONSIBILITIES 主要职责
Directs Department activities to ensure that its entire operation complies with Standard Operating Policies and Procedures and operates within established budgetary limits and within a positive working environment.

2.ESSENTIAL DUTIES AND RESPONSIBILITIES (Key Activities of the Role)

Daily meetings are performed to communicate and co-ordinate operational matters with Employees including maintenance scheduling, functions, Out-of-Order rooms, security and unsafe practices; activities, operational problems, possible changes in procedures, new-management policies, and monitoring progress on plans, productivity and efficiency.
出席日会以便就以下运作事项与员工进行内部沟通与合作：包括维修安排、会议、报修房、安全隐患、大型活动、运作问题、程序调整、新管理政策、计划进展监控以及劳动工作效率。
Operate within established controls and check that they are adhered to, maintaining or reducing cost. 
在已确定的控制范围内进行部门运作并始终致力于保持或降低成本。
Works diligently to produce results according to goals, plans and budgets established for Maintenance, submitting improvements for Maintenance operations where he sees opportunities for improving service, increasing revenue, or for reducing costs. 
坚持不懈地根据目标、计划和制定的维修预算来取得工作成果，对看到的所有能改进服务、提高收入或降低成本的机会提交维养改进方案。
Produce timely, accurate and complete reporting for Maintenance.
提出及时的、准确的和完整的维养报告。
Perform scheduled preventive maintenance of Guest rooms, public area and hotel property on a weekly, monthly, quarterly, annually etc. and initiate timely and proper action to ensure that maintenance standards are met.
为客房、公共区域和酒店资产提供每周、每月、每季、每年的预防性维修保养时间表，并采取适时行动以确保达到维修保养要求。
Check that equipment is maintained according to schedules and approved preventive maintenance programs so as to produce assets, which are in a state of stand-by readiness. Equipment must be checked for cleanliness, proper storage and usage, and condition.
检查各项设备都在根据计划和事先批准的预防性维修程序保养，以使各项资产保持在良好的备用状态，必须检查设备的清洁状况、妥善的储存和使用状态。
Responding to all issued Work Orders so that all maintenance work can be completed within specified time-frames according to Standard Operating Procedures.
对所有维修单作出反应以保障所有维修工作能根据标准操作程序在规定时间内完成。
Prepares operating budget for equipment required, Major repairs & maintenance and major system modifications.
为要求的设备主要的维修和修理，主要的系统改造准备运营预算 。
Responsible for all warranty claims, negotiation of maintenance contracts, and assisting in the preparation of Fixed Asset register with the Finance department.
对保修承诺、维护合同谈判、协助财务部固定资产登记负责。
Controls utilities supply on a daily basis.
控制日常基本燃料的供给
The Chief Engineer interacts daily with the Front Office Manager and Housekeeping Manager to ensure room standards. 
工程总监每日与前厅部经理和客房部经理沟通以确保房间状态。
Ensure that there is maximum protection and security to life and person of the Hotel's Guest and Employees. 
确保对酒店客人和员工最大程度的人身安全保障。
Employees will be required to perform any other job-related duties assigned by their supervisor.

3. JOB REQUIREMENT 任职要求
5 years and above previous concerned working experience in 5-star hotels of international chain, and the working experience with the same job is preferred.
五年以上国际连锁五星级酒店相关工作经验，具有本岗位工作经验者优先考虑
Knowledge of engineering system 
工程软件系统知识
Knowledge of mechanical and electrical equipment 
机电设备知识
knowledge of equipment installation
