SCOPE  工作范围

 

- The incumbent in this position is responsible for selling and negotiating contracts for new tenants and renewal lease, as well as prospecting new clients in assigned markets, maintaining good relationships with tenants and agents in order to meet and exceed the targets sets whilst ensuring satisfaction of our tenants. There are 170 apartments and approximately 22,000 sqm of office space, and showrooms for rental.

MAIN RESPONSIBILITIES 主要职责

 

- Plans and manages sales calls to potential tenants for apartments, offices and showrooms according to Account Management Procedures.

根据客户管理程序,与潜在的租户销售公寓、办公室和展厅。

 

 - Handles all enquiries and leads from potential tenants and agents which involves meeting, site inspection, entertainment, negotiation and contract writing and follows up until business is secured.

- Organize promotional and sales activities by identifying potential tenants for apartments, offices and showrooms and selling through telesales or sales calls so that the property relies as little as possible on direct business.

- Assists in conducting market surveys and preparing competitor comparisons with product updates; recommends changes in rate structure and marketing approach to ensure optimal market position and maximum profitability for the property.

- Follows-up on new leases, renewal contracts, rent review, extensions, apartment changes, termination letters, deposit and rental payments and work orders of his/her accounts, in line with set policies and procedures.

根据政策和程序,跟进新的租赁合同,续签合同,价格调整,延期,换房,终止协议,押金和租金的支付和工作单。

 

- Establishes and maintains a good relationship with his/her in-house tenants and prospective future tenants, to promote a service-oriented and caring environment within the complex to ensure lease renewal. Entertains selected in-house and/or prospective tenants, to further develop business and to ensure continued loyalty to the complex.

- Participates in PR activities such as cocktail receptions, birthday cake deliveries, congratulatory wishes for new office openings, National Days, Spring Festival, Christmas activity.

参与公关活动,如客户答谢会,生日蛋糕配送,道贺新办公室开业,国庆节,春节,圣诞节活动。

 

- Informs the Director of Property on a regular basis about prospective business on waiting list.

- Compiles and submits weekly and monthly reports on: newly signed leases, renewal leases, leases under negotiation, general productivity in terms of generated revenue and number of sales calls with respective market intelligence and potential business to be approached.

- Keeps close relations with various property agents and conducts regular courtesy calls to inform them about the current vacancy status.

- Promotes good team spirit in the department, maintains a healthy office discipline, ensures punctuality, assures efficient inter-departmental communication and sets example for the entire staff in grooming and guest contact standards.

促进部门良好的团队精神,保持良好的办公室纪律,确保准时性,确保部门间有效沟通,为全体员工在仪容仪表和客人联系标准上树立榜样。

 

- Participates in regular and/or ad-hod meetings as may be required by the Management and chairs the weekly property sales & marketing meeting (in the absence of the Director of Property)

- Upon needs, assists in chasing outstanding payments from Tenants as may be required by the Management.

- Supervises leasing operations such as sales, administration, customer relations whilst ensuring compliance with all policies, procedures, standards and satisfaction of tenants’ needs.

- Selects, trains, schedules, manages the performance of subordinates and motivates them to bring about excellent performance and to ensure the efficient running of leasing operations.

- Participates & assists in the preparation of the annual budget and marketing plan, monthly forecast, monthly sales reports, weekly sales call reports and daily briefings with the Sales Managers and the Property Division Manager.

- Update OPERA contact database at all times.

随时更新Opera联系人数据库。

 

- Reviews rentals versus budget on a monthly and quarterly basis and recommends possible adjustments based on market feedbacks, so as to maximize profits.

- Coordinates with the operating department in regards to the practical part of moving in and out tenants such as exact arrival/departure times, transportation requirements, furniture preference, special requests, etc.

与运营部门协调及时告知租户动向,如准确到达/离开时间、运输要求、家具偏好、特殊要求等。

 

- Monitors the filing system including files for all in –house tenants with respective tenancy history, prospective business, waiting list, turned down business, as well as inter-departmental correspondence to ensure it is efficient and up-to-date.

监督文件存档系统,所有租户的档案,包括租户的历史、预期的业务、等候名单、被拒绝的业务以及部门间的通信,以确保其高效和更新。

 

- To take on tasks delegated by Director of Property.

完成销售部总监分配的工作
