岗位职责：
1、精通地产开发全周期税务（不含拿地阶段）：覆盖开发建设、预售销售、尾盘处置、土地增值税清算、自持物业财产税全流程实操，可独立统筹、落地整套土增清算全流程工作；
2、能全程把控开发建设阶段成本入账、票据合规、成本分摊、进项抵扣等涉税管控要点。
3、熟悉多业态涉税处理：能够区分可售住宅、自持商业、自持酒店等不同业态的开发涉税差异，依据政策合理分摊可售/自持开发建设成本、工程成本、配套成本，精确核算开发阶段各业态计税基数，负责开发板块税负管控，。
4、掌握属地税收政策：熟知云南、丽江地产及文旅行业地方征管执行口径、行业专项税收优惠政策，可独立对接本地税务主管机关，妥善应对税务纳税评估、专项核查工作。
5、独立全流程涉税作业：单人统筹发票全生命周期管理、月度 / 季度 / 年度纳税申报、项目全周期涉税事前测算、开发及运营类合同涉税条款审核、税务台账搭建维护、涉税档案标准化归档，完成全部日常税务工作。
任职要求：
学历专业：本科及以上，财务、会计、税务相关专业；
工作年限：5年及以上房地产专职税务实操工作经验，完整参与文旅综合体开发建设至清算全周期实操；
核心项目经验：独立主导完成过完整土地增值税清算项目，深度负责开发建设阶段全链条税务管控；
证书加分项：持有税务师、中级会计师及以上财会类专业证书优先录用；
地域经验加分：具备云南本地地产 / 文旅项目税务实操经验者优先加分。
